30 Years Recertification

In May 2022, the Florida Legislature passed Senate Bill 4-D. This new law imposes fresh regulations on condominiums and cooperative buildings of three stories or more. The heart of SB-4D is a comprehensive statewide inspection program. It requires condominium and cooperative associations of three stories or more, aged 30 years or older, and situated more than three miles from a coastline to conduct milestone structural inspections. The primary goal of these assessments is to safeguard the structural integrity of these buildings, ensuring their safe, continued use.

This legislation led Miami-Dade County and Broward County to modify their recertification requirements. Previously set at 40 years, the new age of recertification irrespective of the number of stories is now 30 years, with subsequent recertifications required every 10 years for buildings situated more than three miles from a coastline.
