40 Years Inspection

If your building is over 40 years of age or older, and it is located in Miami-Dade, Broward or Palm Beach Counties you may be required to provide to the Local Building Department a safety inspection report (40 years inspection) prepared by an Engineer or Architect.

You may have received notification or you may receive it at a later time this year. Please, call this office for an estimate to comply with this requirement.

Our licensed and qualified inspection team will visit your building. Once on-site we will perform a structural and electrical inspection as required by Broward, Dade or Palm Beach Counties. We have been performing these inspections for longer than most other inspection companies which allows us to provide this service not only at a reasonable price, but to keep your repair costs (if any) at a minimum. We are familiar with all the cities in Broward, Dade and Palm Beach Counties and the staff is familiar with our company.

What is 40 Years Inspection?

The 40-Years Recertification program was designed to ensure the structural and electrical integrity of a building for its continued safe use. Each January a list of buildings meeting the program requirements are provided to the Building Officials from a data base that the Board of Rules and Appeals obtain from the County Property Appraiser’s Office. The program is then be administrated by City Building Department and a notification letter is sent. The owner of a building or structure shall then furnish within 90 days the required Safety Inspection forms to the Building Official prepared by an engineer or architect. In the event that repairs are necessary, the owner has 180 days from the date of the building inspection report in which to correct the structural and electrical deficiencies (if any) that pose an immediate threat to life safety.

Phase 1 and 2 Environmental Site Assessment

Akouri Consulting Engineers (ACE) provides full Phase 1 and 2 Environmental Site Assessment In Miami Dade, Broward, and Palm Beach Counties.

Phase I

A Phase 1 and 2 Environmental Site Assessment is the gold standard for evaluating the environmental liability associated with a real estate asset. Phase I assessment include:tank

·       Performance of an on-site visit to view present conditions (chemical spill residue);
·       Hazardous substances or petroleum products usage (presence of above ground or underground storage tanks, storage of acids, etc.);
·       Evaluate any likely environmentally hazardous site history;
·   Evaluation of risks of neighboring properties upon the subject property;
·       Review of Federal, State, Local and Tribal Records specified by the ASTM 1528 and AAI Standards;
·       Interview of persons knowledgeable regarding the property history;
·       Examine municipal or county planning files to check prior land usage and permits granted;
·       Conduct file searches with public agencies (State water board, fire department, county health department, etc.);
·       Examine historic aerial photography of the vicinity;
·       Examine current USGS maps to scrutinize drainage patterns and topography; and
·       Examine chain-of-title for Environmental Liens and/or Activity and Land Use Limitations (AULs).

Phase II

ACE provides full Phase II Assessment package which identifies a pollutionreport that usually contains the analysis of soil or water samples by a qualified laboratory for the concentration of known hazardous substances.

Why do i need to perform Phase II Assessment?

Banks are often more strict than government agencies on certain environmental issues, and a simple refinancing may involve a lender or an underwriter’s requirement for such a test on commercial property. An owner may also voluntarily order a report for due diligence based on advice or suspicion that a nearby activity may have affected his or her property.

The cost of workers compensation for roofing companies is as high as Eiffel Tower. Roof systems installed by roofing companies in Florida are installed by contractors trying to save on the workers compensation and in this process inexperienced workers are retained to work on you roof.
